Student accommodation operator Loc8me has acquired Liverpool-based Luxury Student Homes (LSH), adding 199 properties and 1,100 beds to its management portfolio in the city.

The acquisition nearly quadruples Loc8me’s Liverpool presence, bringing its total managed properties in the city to approximately 1,500. Liverpool hosts more than 70,000 students across three universities.

Staff and leadership retention

All 25 existing LSH staff members will transfer to Loc8me as part of the transaction. LSH co-founder Neil Colquhoun will remain involved in the business over the next five years, according to the announcement.

Raffaele Russo, founder of Loc8me, stated: “Liverpool has become a hugely important city for us over the last few years, and this acquisition significantly strengthens our presence in one of the UK’s busiest student markets.”

Market consolidation trends

The deal follows a period of consolidation in the student house in multiple occupation (HMO) sector, which has been influenced by the Renters’ Rights Act. Industry observers have noted that landlords are increasingly partnering with larger professional operators that provide compliance support and management services.

Similar consolidation activity has been observed across the lettings sector, with organisations such as the NRLA and Lettings Industry Council announcing merger plans to strengthen industry representation.

Russo added: “As regulation continues to evolve, we’re seeing more student landlords move towards experienced operators who can deliver high standards consistently for both students and property owners.”

Operational standards

Properties acquired through the transaction will operate under Loc8me’s Seal of Approval framework, which establishes standards for safety, presentation and property quality across the company’s national portfolio.

The acquisition represents one of Loc8me’s largest regional transactions to date and forms part of the company’s broader national expansion strategy in university cities. The move reflects ongoing structural changes in the student accommodation market as regulatory requirements continue to develop.
